Just as condo and townhome owners share ownership with an association or overall property owner, this policy separates insurance as well, covering the parts of the residence that the condo or townhome resident specifically owns.

(In broad terms, condo residents generally own their unit while townhome owners may own their own unit and a small patch of land.)

The association or overall property owner’s insurance will normally cover the bulk of the structure in itself, the common areas and a portion of liability, leaving residents to cover their personal belongings, the portion of the unit and/or land that they own and their own liability risks.
